STEPS TO BUYING A PROPERTY IN FRANCE

Contact Ducroz Real Estate

Contact us to discuss your project and see if it is feasible in your chosen
destination. Together we will develop a search plan tailored to meet your
individual needs. We’ll make pre-visits, check documentation relating to the properties,
make a short-list and provide detailed reports of our chosen properties

Find your property

We’ll organise a schedule and together we’ll visit the selected properties. We’ll analyse all the documentation relating to the sale, advise on a reasonable value for the purchase and negotiate the offer for you.

Sign a preliminary sales agreement

Once you have all the documents, you have to sign a preliminary sales agreement. No one else will be able to buy the property you have choosen. Don’t forgetthat you have 10 days in which you can change your mind and exercise your right of withdrawal Remember to check that the agreement is subject to mortgage acceptance if you need one. Doing this means that you will not loose your deposit if your mortgage application is declined.

Search and complete the mortgage application and life insurance forms

Ducroz real Estate can advice you to choose the best local bank able to work with your project and international people. After approval of your application, you must wait at least 10 days, but no more than 30 before accepting the mortgage offer and this gives you time to read it through carefully. After 10 days if you are happy with the mortgage offer you can sign the acceptance form and return it to your bank.

Property Completion

After signing a preliminary sales agreement completion of the sale can take from two to four months (usually around 3 months). Before preparing the deed of sale for your signature, the notary will check the legal documents, verify that you have been granted a mortgage with life insurance. Also, you have to provide a building insurance policy. You will then be asked to pay your personal contribution and the notary will request the funds from the bank. Once you have signed at the notary office certain legal and other fees will be due and you will then be the proud owner of your Chalet or Apartment.
